Challenge: Maximize the number of market-rate units and provide a project rental office in three turn-of-the-century historic structures while maintaining the historic character of the building facades.

Response: This Minnesota AIA award-winning solution removed all non-bearing walls, windows, mechanical and electrical systems and created 75 efficiency and one bedroom units with 52 different floor plans. Unit plans took advantage of numerous existing fireplaces. A restored courtyard provides a quiet retreat in an active urban area.
